Most vendors are busy during the summer months, so it is important to have patience and be flexible with our preferred vendors. They work as hard as they can to accommodate your schedule when on service calls. Our vendors are knowledgeable, price-conscious and responsive. Remember: most vendors will charge a “trip fee” for coming out to your property. In most cases, owners can make repair charge payments on their next rent payment cycle.

Maintenance

Air conditioning units, appliances and other items inevitably seem to break during the summer months in Arizona. Tenants without air conditioning in the 110+ degree heat of Phoenix will not be happy tenants. It is imperative that home and property owners set aside five to ten percent of their monthly rent as an emergency fund for maintenance and repairs. Keep in mind that carpets typically last anywhere from five to seven years while HVAC systems usually last from 15-20 years, though the Arizona heat can wear them down much faster. Be prepared for water heater replacements, interior and exterior painting and HVAC repairs.

Handling Tenant Relations

Owner-tenant relations can quickly become a tricky relationship to balance. On the one hand, owners want to make sure that their property is well cared for and that tenants are not in breach of their contract. Handling New Tenants

There will always be a period of adjustment when new tenants move into your property.
