Question #1 – What is the Property’s Worth?

This is a valid question; since you might be its next owner, it is very important for you to know what it is worth. However, for ethical reasons, agents are not allowed to tell you the exact worth of the property. Nevertheless, you can still help yourself. Asking around and doing research online will help you determine its price range. Luckily for you, agents can tell their clients about the duration for which the houses are expected to remain in the market so you’ll have plenty of time to make your decision.

Question #2 – What is the Flexibility of the Asking Price?

You want to save money, who doesn’t? However, the previous homeowner(s) may not agree to your proposal and may call off the deal. This makes it important to have a middleman, who can remain neutral and help work out a deal that benefits both parties. Ask your realtor how flexible the seller’s price range is, instead of asking how much they are willing to take as a minimum amount.

Question#3 – Why does the Owner want to Sell it (at this price)? Is Something Wrong with the House?

Often, owners claim that the property is in perfect condition, but the price tells an entirely different story. Do not hesitate to ask what could be wrong with the house. You can ask the owner for proof that the house is indeed in perfect condition, as claimed. A receipt from a home inspector is acceptable proof. If the owner tends to hesitate, you will  know for certain that something is amiss.

Most vendors are busy during the summer months, so it is important to have patience and be flexible with our preferred vendors. It is imperative that home and property owners set aside five to ten percent of their monthly rent as an emergency fund for maintenance and repairs. Keep in mind that carpets typically last anywhere from five to seven years while HVAC systems usually last from 15-20 years, though the Arizona heat can wear them down much faster. Be prepared for water heater replacements, interior and exterior painting and HVAC repairs.
